Five Year Housing Land Supply Statement
The five year housing supply is an assessment of whether sufficient housing is available, achievable and deliverable in a local authority to meet its identified housing requirement over a five year period.
This five year land supply calculation covers the period April 2024 to March 2029 and has been calculated in accordance with the National Planning Policy Framework and associated Planning Practice Guidance.
The calculation is based on how many dwellings are deliverable in the Watford borough compared to how many dwellings are required (Watford deliverable housing supply / Watford housing requirement x five years + any shortfall over the plan period + appropriate buffer).
On this basis, the five year requirement in Watford is 4,190 dwellings, taking account of the 5% buffer and equal apportionment of the identified shortfall over the plan period. This is compared to a deliverable housing supply of 4,557 dwellings.
This amounts to a calculated figure of 5.44 years supply of housing.
The Housing Supply Statement outlines this calculation in detail.
