Why do you need to do a land charge search?
**Please note that from 6 February 2020 onwards, the council will no longer provide a Local Land Charge Personal Search service or a search of the Local Land Charges Register (LLC1). The Local Land Charges Register will be migrated to HM Land Registry. You will be able to access a new digital service through your portal account, business gateway and on the HM Land Registry pages on GOV.UK. Watford Council will continue to provide replies to Con29 enquiries.**
It is vital to have a search carried out when buying a property. This will give you information on issues which may affect the property, such as:
- new roads
- planning agreements
- tree preservation orders
- listed buildings
- financial charges
- enforcement notices
- conservation areas
There are various searches available. If you are not sure which type of search you need, speak to your solicitor or the land charges team.
The council has a statutory duty under the Local Land Charges Act 1975 to maintain an up-to-date register of local land charges affecting property and land within Watford.
A local land charge is a limitation imposed on land or property either to secure the payment of a sum of money or to limit its use on successive owners or occupiers of the land or property.
